A softer market doesn’t necessarily mean it’s easier to buy property. It simply means different opportunities may exist for buyers who are prepared.

 

Spring has long been Australia’s busiest property season. More homes come onto the market, open homes become busier and buyers begin preparing for what has traditionally been one of the most competitive times of the year.

For many, the past few years have shaped the way they think about buying property. The message has been simple. Move quickly, be ready to compete and don’t hesitate when the right property comes along.

That advice reflected the state of the market. Strong demand and limited supply meant buyers often had little time to make decisions. Missing out on one property could mean waiting months for another suitable opportunity.

This spring, however, buyers may need to rethink their approach.

While market conditions have softened, compared with recent years, this doesn’t necessarily mean property has suddenly become cheap or that competition has disappeared. Preparation remains one of the greatest advantages a buyer can have, regardless of market conditions.

Before you begin attending inspections, it’s worth understanding exactly what your financial position looks like. How much can you comfortably borrow? What will your repayments look like? Have you factored in the costs beyond the purchase price?
